Are you interested in buying a foreclosure? Here's my first advise: Get pre-approved for a loan. All short sales and bank owned properties will require a letter of pre-approval not just pre-qualified on a loan. There are few if any contengenties on short sales and/or bank owned homes. Normally they want to close in 30 - 45 days, 3 % deposit and their choice of service. Some lenders on bank owned homes will give a closing credit for non-recurring closing costs (not on cash offers). Call your lender or email me for a referral. Foreclosures that are priced well by the agents go fast. Be prepared to buy in this market as we are receiving multiple offers on most all the properties listed. Foreclosures come up daily and are priced to sell.
